CELEBRATING 20 YEARS OF SAFE AND SOLD


Marrano Homes is celebrating two decades of making it easier for new home buyers to sell their existing home through their exclusive Safe and Sold program, the only one of its kind among new home builders in Western New York. Since the program was launched, more than 500 customers have taken advantage of it.
“This is part of our ongoing commitment to help buyers in every possible way,” said John Manns, Marrano’s vice president for Sales and Marketing. “Safe and Sold takes the worry out of selling their existing home, allowing our customers to build their new home with confidence.”
 
Safe and Sold has been so successful, it’s been expanded.
 
Preferred services allow buyers to list their existing home with one of Marrano's recommended brokers, who provide a number of services, including professional market appraisal, a guarantee that the existing home will be listed with the strongest agent/realtor and a marketing action plan will be developed and implemented, including a preferred advertising schedule. “Using our recommended brokers, the commission on the home sale is reduced from seven percent to six percent,” Manns said. “This can save our customers thousands of dollars.” Manns said. 
 
Dawn and Darryl Gies built their second Marrano home in the Pleasant Meadows community in Lancaster. “With the help of the Marrano Safe and Sold program, we were able to begin construction on our new home right away and take advantage of low interest rates,” Darryl said. “This program not only eased much of the stress and anxiety of trying to sell a home but also helped it to sell quickly. We actually sold it the first day it hit the market!”
 
Marrano also provides 10 months of protection through Safe and Sold. When the buyer closes on their new home before selling their existing home, Marrano will pay up to $1,000 per month for 10months toward the monthly expenses of carrying the existing home, including mortgage payment and taxes.

Once a buyer is accepted into the Safe and Sold program, they receive a price guarantee from Marrano, meaning the price on their new home will never increase. “This is yet another way we work closely with our buyers so there are no surprises during the buying and building process,” Manns said.

Expert staging service of customer’s existing homes is also offered at no cost. Among the most important tools used in leading real estate markets across the nation, home staging is proven to help get the best price for a home, regardless of location or condition. Marrano uses nationally recognized professionals to prepare homes for sale.
 
Stacey and Jordan Litwiniak built a single-family home in Deer Springs, a Marrano community in Hamburg. “Being in Safe and Sold made the transition of selling our house and building and moving into our new Marrano home easier,” Stacey said. “We didn’t have a put a lot of effort into it. We had three offers on our house and sold it in four months.”

Advantage VIIDuring the construction planning phase, new home buyers have access, at no charge, to comprehensive design services to help make decisions for the interior and exterior of their new home. Marrano also makes it easier than other builders to finance a new home. A construction loan is not needed, only a minimum deposit. The new home is built with Marrano taking on the expense of loans for construction of the home.
